New Resident Qualifications

We pride ourselves on providing safe, quality, and affordable housing. Given the seriousness with which we approach our qualification process, we urge applicants to disclose any extenuating circumstances before submitting the pre-screening form.

ID Requirements


Each applicant must present two forms of identification, with at least one being a photo ID, such as a driver's license, social security card, or another government-issued ID.

Background Check


Every applicant aged 18 and above is subject to a background check.



We require favorable references from your previous landlords for the last three years. Note that records of evictions or unpaid liens will impact your application negatively.

Income Requirements


The net monthly household income (post all expenses) of our residents should be at least three times the monthly rent. Only income from verifiable sources is considered. Unfortunately, unverifiable income cannot be taken into account.

Insurance Requirements


Renters insurance is mandatory for all our residents. It's typically cost-effective

often equivalent to the price of a daily cup of coffee. The policy should cover a minimum of $300,000 in public liability and $50,000 in property damage. Dog owners are mandated to have coverage specific to their dog breed, which should be explicitly mentioned in the insurance policy.

Credit Check


A minimum credit score of 600 is essential for all applicants. If there are any extenuating circumstances that might affect this, it's crucial to communicate these ahead of time. We'll evaluate such circumstances on an individual basis.
